The experience

Sixty years above the Adriatic

A family-held estate where six decades of hospitality still feel personal.

Molonta Heritage Estate is a private four-bedroom luxury waterfront villa in Molunat, in Croatia's Konavle region near Dubrovnik. The Metković family's roots here reach back to the early 18th century. The stone house was built in the 1930s, became Villa Palma in 1966 and is now cared for by the family's third generation after more than 60 years of owner-hosted hospitality. Across approximately 4.8 hectares, centuries-old olive trees, citrus groves, stone terraces and gardens descend toward roughly 300 metres of Adriatic coastline and the estate's private rocky beach. The villa welcomes up to eight guests in four double bedrooms with private en-suite bathrooms. A 14-by-5-metre infinity pool, hot tub, outdoor gym, entertainment house, covered dining terrace and private mooring make the estate a destination in itself. Nikša and Sanja live nearby and balance personal service with complete guest privacy. Daily housekeeping, towel and linen service, pool and garden care, Wi-Fi, air conditioning, private parking and concierge support are included. Private chefs, wellness, transfers, a Jeanneau Prestige 34 motor yacht and tailored excursions can be arranged. Molonta is approximately 20 minutes from Dubrovnik Airport and 40 minutes from Dubrovnik Old Town. The estate was featured by Condé Nast Traveler in September 2025 for its family hospitality, direct Adriatic access and remarkable waterfront setting.
